Ely Planning & Zoning Commission Notes

Regular Meeting

Wednesday August 15, 2007 @ 7 PM

1) Role Call:

· Present:, Chuck Stockdale, Terry Smith, Chet Hendrickson, Brian Palas, Eldy Miller, Dean Billick.

· Absent: Pat Dolphin, Excused

· Bob Ballantyne has taken as seat on the Ely City Council.

· Introduction/Welcome new P&Z Members, Dean Billick & Eldy Miller.

2) a) Agenda,

· Terry Smith made a motion to approve, Chuck Stockdale 2^nd.

· Motion Passed

a) Minutes from June 20, 2007.

· Terry Smith made a motion to approve, Brian Palas 2^nd.

· Approved.

3) Comments from Community,

· Millicent Cozzy announced their intent to decline further development of a Conservation Subdivision within Ely.

· The P&Z committee will continue to investigate Conservation Development for future additions.

4) Discuss development standards for Conservation Development,

· Initial thoughts:

o 50% common area per grouping managed by a home owners association.

o Housing density could be 6 – 8 building sites per grouping.

o Standards for road surfaces.

o Conservation should mean natural land that could include walking trails.

o Would include a home owners association.

· Initial Concerns:

o Creating a sustainable Home owners Association

o Maintaining natural areas as a natural area long term.

· Action Item for next meeting:

o Research standards for a Conservation Development.
